A: In Al Barsha, Airluxe provides a full range of general contracting services including commercial fit-out and refurbishment, villa and apartment renovation, structural alterations, masonry and blockwork, plastering, flooring and tiling, waterproofing, external facade works, and painting. We also manage the Dubai Municipality permit process for Al Barsha projects, handling NOC applications and compliance documentation on behalf of our clients. 

A: Yes. This is one of Airluxe’s key strengths. Our ability to deliver both civil construction and MEP engineering under a single contract for Ras Al Kaimah projects eliminates the coordination friction between separate civil and MEP contractors, reduces procurement complexity, and provides a single point of accountability for the entire scope. 

A: Airluxe can carry out a wide range of structural modifications to existing buildings in Dubai including creating new openings in load-bearing walls or slabs, installing beams and columns to support new loads, forming mezzanine floors within existing buildings, extending buildings at ground or upper levels, and reinforcing or strengthening existing structural elements. All structural modification works are designed by a licensed structural engineer and executed with full Dubai Municipality approval. 

A: Dubai’s combination of intense heat, occasional heavy rainfall, and high humidity in coastal areas creates significant waterproofing demands. Poor waterproofing leads to water ingress, dampness, mould growth, steel corrosion, and concrete degradation. Airluxe provides both preventive waterproofing for new builds covering foundations, wet areas, and roof terraces, and remedial waterproofing for existing buildings where water ingress has already occurred. 

A: Civil works in Dubai require a permit from Dubai Municipality. The process involves submitting structural and architectural drawings for review, obtaining NOCs from relevant utilities authorities such as DEWA, and in some cases obtaining approval from the master community developer. Airluxe manages the full permit process for our civil contracting clients, preparing and submitting the required documentation and following up with authorities before site mobilisation begins. 

A: Yes. Villa renovation including structural modifications, new room layouts, extensions, and complete interior transformation is a core part of Airluxe’s civil contracting service. We manage everything from initial structural assessment and design through to DM permit approval, construction, MEP upgrades, and final finishing. 

A: Airluxe provides facade cladding, external rendering and painting, facade cleaning and remediation, and external waterproofing for commercial buildings in Dubai. Facade projects are managed by our civil team in coordination with the relevant engineering consultants and DM-approved inspection bodies. 

A: Yes. Airluxe provides civil and MEP contracting services in Ras Al Kaimah and can discuss project requirements in other Northern Emirates locations. Our civil team is experienced in working across UAE regulatory environments and adapts our project management approach to the specific authority requirements in each emirate. 

A: Airluxe implements a structured Quality Management System on all civil projects. This includes pre-construction material approval processes, on-site inspection records at each stage of works, independent testing for concrete, waterproofing, and structural elements where required, and a comprehensive snagging and defect management process before client acceptance. Full quality documentation is included in the project handover pack. 

A: Civil contracting covers structural and external construction works including foundations, masonry, concrete, waterproofing, and facade. Interior fit-out covers the internal finishing works including partitions, ceilings, flooring, joinery, wall finishes, and MEP integration within the finished space. Many Airluxe projects combine both: our civil team handles the structural frame and envelope, while our fit-out team transforms the interior. This integrated approach ensures perfect coordination between the two scopes.
